On 180 m ² property this real estate offers approx. 160 m ² floor space as well as approx. 90 m ² effective area. It is within walking distance of the banks of the Rhine. In 1965 the first extension followed. With this the original house was built up around a further floor. Here followed the roofing in artificial slate, which is still present today. In 1988 the first floor was extended by a further bedroom, whereby a terrace was created on the second floor, from which one can look over the city wall, directly onto the Rhine. The first floor offers on approx. 84 m ² floor space a bathroom with tub and shower, which was modernized apparently in the 90's, two bedrooms, a living room with entrance to the dressing room as well as a kitchen as a passage room, with direct entrance to the large, roofed balcony. The roofing was installed in 2006. On the second floor, with approx. 64 m² living space, there is a toilet, a kitchen as a passage room with dining area, the living room with access to the terrace with view of the Rhine and a bedroom. The house is located in the redevelopment area of Oberwesel (possibly eligible for subsidies in the context of a redevelopment). As the property faces the Rhine, it is located in the flood zone. So far no flood water is known to have run into the rooms of the property. The old town wall of Oberwesel, which is very visible from the house, keeps out most of the noise from the B9.

The property is situated in a quiet location, in the former free imperial city of Oberwesel, in the UNESCO World Heritage Valley "Upper Middle Rhine Valley". Oberwesel has approx. 3,000 inhabitants and is characterised by the winegrower and middle class of tourist importance by rich historical inheritance. The town of Oberwesel has a good infrastructure with shopping centres, doctors, schools, numerous sports facilities and tourist attractions. In the old town of Oberwesel, with its restaurants and exquisite wine bars, as well as small shops of all kinds, you can stroll around and enjoy life. The location is ideal for excursions to the sights of the Middle Rhine Valley, as well as for hiking and cycling tours in the surrounding area. The proximity to the airport Frankfurt-Hahn (approx. 50 km), to the international airport Frankfurt (approx. 80 km), which is optimally attainable by the approx. 1 km distant railway station Oberwesel, and a well developed road network provide for problem-free accessibility from all parts of Europe.
